How Photos Help Sell Homes

Photographs play a significant role in attracting buyers. These images serve as the first impression, and buyers often decide whether or not to see a home in person based on their quality and presentation.

We do not have figures in this country, as for some reason, the only research ever done over here is how much house prices are rising or falling, but in the States, which is running on a par with our own home sales at the moment, according to Realtor(R) Magazine

"Research reveals that the more photos a listing has, the quicker it sells. A property with a single photo spent 70 days on the market (DOM) on average, while DOM fell to 40 with six photos, 36 with 16 to 19 photos, and 32 with 20 photos. Additionally, listings with one photo sold for 91.2 percent of the original price, while homes with six or more sold for 95 percent of the original price."

When you view a new car in a showroom, are there any distractions to take your eye away from the car itself? (apart from the salesman!), When you look on a website for a new computer, do they have photos of the office staff having their lunch? No, the only pictures you will see are of the item itself, looking shiny and inviting. Your home should be in the same condition.

Your home is probably the biggest purchase you will ever make. Selling your home should be a considered and precise process to get you the maximum price in the least amount of time, allowing you to move on to your new home. Any photos that are taken should be of professional standard and should be of rooms that invite people to view, not of your ironing or DVD piles, half opened curtains or children's toys.

These pictures of show-homes are prime examples of how a home should be shown to potential buyers, obviously you have to live, but you are also moving, so clear any clutter before you pack it and take it all with you, put things away that do not belong on show and show those beautiful items that you want out on view.

This home is obviously clean and they have tided up, but the photos are terrible, portrait photos put into a landscape system and stretched, wrong angles so a really bad views of the rooms and why take a photo of the back of this door?
